Today, it is establishing itself as a distinguished boutique developer in the exclusive world of branded residential living.
“We recognised a shift in buyer expectations,” Kalwani continues. “Today’s discerning clientele are no longer satisfied with just a beautiful home.
They’re seeking a complete lifestyle—curated, seamless, and enriched with hospitality standards.”
It was this insight that led Kalwani to approach The Chedi, a hospitality brand globally renowned for its ethos of understated luxury, Asian-inspired design, and intuitive service. “The timing was perfect. We had the vision and the capability; they had the legacy and the soul. Together, we knew we could create something truly unique.” You often refer to this project as a “bold step forward,” could you elaborate on what you mean by this? “When I describe The Chedi Private Residences as a “bold step forward,” I’m referring to several key advancements for Al Seeb Properties. First, it marks our entry into the ultra-luxury segment, which is a significant leap from our previous projects. This requires us to meet exceptionally high standards in design, materials, construction, and service integration. Second, the branded residences model itself represents a more sophisticated approach, blending property development with hospitality, which adds complexity to the project. Third, the scale and prominence of this development will significantly enhance our profile, positioning us as a major player in Dubai’s luxury real estate
market. Lastly, the financial commitment involved reflects our confidence in our vision and the long-term growth of Dubai, showcasing our ambition and forward-looking perspective,” Kalwani shares with enthusiasm.

Kalwani expresses immense admiration for the project, calling it a landmark achievement on every level. As the industry eagerly anticipates the project, Kalwani shares that The Chedi Private Residences is progressing smoothly. “With designs finalised and approvals secured, groundbreaking is set between Q3 and Q4 of 2025. Structural completion is targeted for Q4 2027, with the first handovers expected by early 2029,” he equips.

Architecture brings a project to life—much like clay in the hands of a skilled potter. At the helm of this creative journey is Bruno Guélaff, founder of the acclaimed Studio Bruno Guélaff. Renowned for his deeply personal approach to luxury residential design, Guélaff embraced the ambitious challenge of shaping a 52-storey tower that not only embodies The Chedi’s refined spirit but also redefines the experience of vertical living. “The Chedi Private Residences is an architectural marvel,” Guélaff affirms. “It’s not just about height or façade—it’s about emotional resonance. Every line, every detail is designed to evoke serenity.”
With a minimalist yet expressive glass façade and strong vertical articulation, the tower makes a bold architectural statement. But inside, the tone shifts toward serenity and balance. “We wanted to bring villa-style living into a high-rise form,” explains Bruno Guélaff. “Expansive layouts, 3.2-metre ceilings, terraces with panoramic views—it’s designed to feel like a retreat above the city.”
Guélaff drew inspiration from The Chedi’s legacy of blending cultural authenticity with modern refinement. “We studied how their properties create atmospheres of calm and beauty, and that DNA became the soul of this tower,” he shares. “Our goal was to bring villa-style living into a high-rise, with expansive layouts, seamless indoor-outdoor connections, and refined material palettes.”
Studio Bruno Guélaff was honoured with the Luxury Residential Tower of the Year award at the Pillar of Real Estate Awards 2024 for its work on The Chedi Private Residences. This prestigious recognition celebrates the project’s innovative architectural vision and dedication to refined, high-end living. The Chedi Private Residences stood out for its seamless integration of contemporary design and luxury features, setting a new benchmark for residential excellence in the region.
Guélaff firmly believes the recognition is a testament to the power of true collaboration. He and his team led the project from start to finish—overseeing architecture, interiors, landscaping, and lighting—to deliver a unified, sensory-driven experience. The result is a living space where every element flows intuitively.

“The triplex penthouse with plunge pools is a highlight,” he notes, “but even the one-bedroom residences are significantly more spacious than anything in the market. We didn’t want apartments. We wanted homes.”
The decision to make all units significantly larger than the market standard was a deliberate one. “In a market saturated with cookie-cutter layouts, we wanted to offer something extraordinary,” says Guélaff. “Every unit, regardless of size, had to feel generous and luxurious. These are homes, not just apartments. The layout encourages comfort, social interaction, and tranquility—values that align perfectly with The Chedi brand and how we approach design at our studio.”
Guélaff is deeply involved, overseeing everything from concept sketches to materials, spatial layouts, lighting studies, and branding. “My involvement ensures a single creative vision from macro architecture to the finest interior detail, maintaining emotional and spatial harmony throughout,” he says.
As Guélaff is busy working on this ambitious project, we inquire about his long-term vision for the company—where does he see it in the next ten years? “In the next decade, our vision is to continue refining and elevating the design and build experience in the region. Together with my partner Khalid Kaluti, we’re focussed on crafting truly exclusive residential villa projects while also expanding into select commercial developments that align with our design philosophy. It’s not about volume—it’s about creating spaces that reflect the highest level of detail, craftsmanship, and emotional connection. We want every BG project to be a benchmark for quality, creativity, and integrity in the Design + Build space,” Guélaff signs off.

As the custodian of The Chedi brand, Stephan Schupbach brings decades of hospitality experience to the project. Under his leadership, Chedi Hospitality has enhanced its position as a lifestyle statement of elegance and tranquillity.
“At The Chedi Private Residences, we’ve created more than a place to live—we’ve created a private sanctuary,” Schupbach shares. “It’s a place where elegance, wellness, and community converge.” He points to key brand signatures like seamless indoor-outdoor transitions, natural materials, calming colour palettes, and, above all, an atmosphere of stillness. “Luxury for us isn’t loud. The collaboration with Al Seeb for this project has proven to be a major achievement and works exceptionally well for Schupbach. He is discerning when it comes to choosing partners and takes pride in his decision, stating: “We are highly selective about the partners we choose—not only in terms of capability but in alignment of values. True leadership is about service — to your team, your guests, and the values you represent. Always stay curious. This is an ever-evolving industry, and the ability to adapt — with grace — is what keeps you relevant. Don’t be afraid to innovate or question what’s always been done, but let innovation be guided by intention, not trend. What we create should not only be new — it should be meaningful,” finishes Schupbach.

No vision as grand as The Chedi Private Residences could come to life without someone bridging the brand and architectural execution—this is where Mark Burns, Chief Design & Construction Officer at Chedi Hospitality, plays an irreplaceable role.
With over 35 years of experience in luxury hospitality design, Burns brings a deeply integrated perspective to the project. “This being our first stand-alone branded residence, it was important to work with the design team to curate a new narrative that pinpoints key The Chedi hotel experiences within a long-term living environment,” he shares.
Burns emphasises the importance of emotional connection in iconic design. “I believe any design experience that evokes emotion through well-conceived design and creates a beloved memory is what makes a project truly iconic,” he states.
At The Chedi Private Residences, this philosophy manifests in a vertical sanctuary—where residents can find harmony within the urban fabric of Dubai. “The key differentiator in the design approach was our creation of a vertical residential resort that balances calm, exclusivity, and spatial flow between residents and service operations,” Burns explains.
Beyond visual elegance, functionality was key. “The layouts were developed with flexibility in mind, allowing residents to imprint their individuality. This includes floor-to-ceiling windows, carefully curated finishes, and even luxury detailing in spaces like parking—bringing showroom-level polish to every element.” Burns also ensured that the building speaks the Chedi language across both private and communal spaces. “The amenity levels offer a sequence of lifestyle touchpoints—from wellness zones to cultural experiences—that promote a quiet sense of luxury and community,” he says.
What exceptional features are you proud of? Burns explains: “With this being our first stand-alone branded private residence project, it was key to curate a new narrative that integrates The Chedi hotel experiences into long-term living.”
The design approach centers on a vertical residential resort, offering a sanctuary within the city. “We’ve created a seamless flow between resident and service spaces while connecting emotionally with residents through thoughtfully selected amenities. The residence design includes floor-to-ceiling windows to maintain connectivity with the surroundings, while the sustainability program ensures minimal environmental impact.”
Having worked on globally recognised projects like Claridge’s London, Emirates Palace, and Eden Rock, Burns brings rare depth to his leadership at Chedi Hospitality. “Each project brings its own memory and challenge,” he reflects. “But what I look for is longevity, substance, and the ability to evolve while staying timeless.”

As AI and sustainability continue to shape the design world, Burns remains optimistic. “With collaborative sustainability programming, luxury doesn’t have to be compromised. We’re also watching how AI helps create efficiencies so our design teams can focus on narrative and emotion.”
Burns sees The Chedi Private Residences as a turning point—not just for the brand, but for the entire Dubai residential market. “This isn’t just another building—it’s a lifestyle platform, a brand embodiment, and a home. That’s the new frontier of luxury.”
