Motif Interiors has delivered the 7,940 sq.ft fit-out for Refine’s new sales gallery on the 47th floor of U-Bora Tower in Business Bay. Designed in collaboration with Refine’s in-house design team, the space
merges elevated interior detailing with immersive functionality—creating a hospitality-inspired environment that sets a new standard for real estate experience centres in Dubai.
Perched high above Dubai with panoramic views of the city skyline and Burj Khalifa, the gallery is more than a physical showcase—it’s a reflection of Refine’s evolving role as a design-led development powerhouse.
We knew from the start that we needed more than just an office. The vision was to create a space that reflects who we are: ambitious, forward-thinking, and immersive. This is where clients, brokers, and partners step into our world,” said Ghada Ali Joodi, Project Director at Refine. “The result is not just a gallery—it’s an experience.”
The design theme—Sailing into the Future with Refined Elegance—is carried through the interiors via layered spatial narratives and carefully selected materials. The journey begins with a globe-like sphere symbolising global ambition, followed by a reception desk inspired by an oasis in the desert.
The open-plan layout evokes the deck of a grand yacht, with deep blue carpets from Ege Carpets, custom glasswork by Innovative Glass, and a neutral palette elevated by Italian textured paint from San Marco and natural marble flooring.
Design Walkthrough
From the moment their guests enter, the gallery offers a distinctive spatial composition defined by soft curves, panoramic glazing, and sculptural focal points. The signature reception desk, in a seafoam green tone, is grounded by a polished marble floor and framed by a bespoke suspended metallic installation above—a visual anchor that introduces the gallery’s theme of movement and refinement.
Furnishings are deliberately hotel-lounge inspired, wrapped in calming neutrals, while circular rugs create distinct seating zones without breaking the flow of the open-plan layout.
At the heart of the gallery, Refine’s signature project models are placed throughout the space—serving not only as showcases but as storytelling anchors. Just beyond, a curved stage with integrated LED backdrop becomes the focal point for project launches, client presentations, and industry showcases.
Motif Interiors played a central role in both the development of the design and its full execution. Working to an accelerated timeline, the team ensured a seamless handover in Q1 2025.
“From day one, the Refine team had a bold and inspiring vision—and it was our responsibility to bring that to life at every level. This wasn’t just a high-altitude build—it was a fast-track fitout with precision expectations across the board.
Beyond the visual elements, we managed an extensive scope including bespoke joinery, full MEP coordination, and integrated IT infrastructure—all delivered within an accelerated timeline. Key features include a panoramic presentation stage that opens onto uninterrupted city views, VIP meeting rooms that place investors at the heart of the experience, and flexible zones designed for events, launches, and team collaboration.
“Every detail was intentional—from the lighting choices to material finishes,” added Rahma Helmi, Design Manager at Refine. “We worked closely with Motif’s team on sourcing and refinement to ensure the final space felt timeless, welcoming, and aligned with our brand.”
With this project, Refine sets a new benchmark for how property development is showcased—moving beyond traditional sales environments and into lifestyle-driven, experiential design.
